About ABC Associates

ABC Associates has offered rental property management services in Northern California since 1979. The areas serviced are Northern Santa Clara and Central San Mateo counties. Many of our listings have traditionally been in the Foster City and San Mateo areas.

Services

We provide services for small apartment complexes and townhouses only - we do not manage single family homes.

  • Property owners pay all ABC Associates fees and commissions. Prospective tenants pay only the $30.00 fee for a credit check.
  • We consult with property owners to determine how best to market and manage the property, including designing information sheets and showing the property to prospective tenants. We will prepare lease documents, move-in information, check credit and background information for prospective tenants. We encourage owners to meet with the tenants during the final walk through of the property.
  • We will handle the day-to-day maintenance of the property including assessing needs for service and meeting with contractors and service personnel to do routine maintenance on the property.
abc Associates
  • In some cases we are able to correct small problems without contracting for outside services. We have a large list of service providers and contractors that are familiar with the properties we manage.
  • We will handle collecting the monthly rents and issue payments to property owners and service companies.
  • We will not manage properties that currently have pets or where pets are allowed. (I.e. No birds, cats, dogs, hamsters, not even if the pet is, as one prospective tenant described their canine, 'just a small sheep dog'.)

The demand for housing in San Mateo and Santa Clara counties has been tremendous. We try to keep our web site listings up-to-date, but you may want to call before downloading and filling out an application to rent a property listed.
